SECP registers three new REIT schemes in January 2026, sector count rises to 28

The Securities and Exchange Commission of Pakistan registered three additional Real Estate Investment Trust schemes in January 2026, underscoring steady progress in the expansion of the country’s REIT market.

The newly approved schemes comprise two Rental REITs and one Investment Based REIT, all registered under the revised Real Estate Investment Trust Regulations, 2022. With these latest approvals, the total number of registered REIT schemes in Pakistan has increased to 28.

Rental REITs are structured to channel pooled investor funds into income generating rental properties, offering regular yield, while Investment Based REITs focus on capital appreciation through real estate investments.

Following registration, the approved schemes are permitted to raise capital from accredited investors, including banks, corporates, insurance companies and high net worth individuals.

Under the amended regulatory framework, both rental and investment based REITs are required to be mandatorily listed within one year of the transfer of real estate assets into the name of the REIT scheme. The revised rules are intended to promote early listing and enhance the profile of REITs as a formal capital market instrument.

The SECP said the REIT sector has recorded notable growth in recent years, indicating rising confidence among both issuers and investors. The regulator added that REITs can play a key role in reforming Pakistan’s real estate sector by strengthening documentation, governance, transparency, formalisation and investor protection.
